Kamsack zoning bylaw amended to provide discretion between mobile and modular homes

Kamsack鈥檚 zoning bylaw has been amended so that situations similar to a case that had occurred earlier this year when residents had objected to the placement of a modular home in a neighbourhood will not likely reoccur.

聽 聽 聽 聽 聽 聽 Kamsack鈥檚 zoning bylaw has been amended so that situations similar to a case that had occurred earlier this year when residents had objected to the placement of a modular home in a neighbourhood will not likely reoccur.

聽聽聽聽聽聽聽聽聽聽聽 Town council amended its zoning bylaw during its regular meeting held October 13 enabling council to establish criteria for approval of discretionary uses in the residential zone. The amendment was adopted following a public hearing to which no one had attended.

聽聽聽聽聽聽聽聽聽聽聽 The amendment replaced the definition of mobile home to say it is: 鈥渁 single family detached one-storey home comprising of one or more large factory-built sections produced in full compliance鈥 with Canadian standards.

The amendment adds a definition for a modular home which is 鈥渁 residential dwelling that is constructed off site in a yard or factory, in one or more sections, transported to a site for permanent installation on a permanent foundation, having architectural features similar to permanent residential dwellings on site in the town and conforming to Canadian Standards Association.鈥

Now the zoning bylaw allows for discretion, whereas previously it did not, Mayor Rod Gardner said.聽
